What are the important details to check before accepting house offer?

I am researching ways to sell an unwanted property in Jacksonville, Florida, and I am considering whether a cash buyer could save me the time and expense involved with preparing the house for a conventional listing. The property has some maintenance issues, and there are several things I would need to address before feeling comfortable showing it to traditional buyers.

I have been reading about We Buy Houses As Is and would appreciate hearing from anyone who has experience with this type of company. How did the initial evaluation work? Did the buyer make an offer after seeing the property, or was the first number based on information provided by the homeowner?

I am particularly interested in the situation where someone wants to sell house as is because they do not want to complete repairs. Does the buyer normally take responsibility for those repairs after closing? How much should the property's condition influence the seller's expectations when comparing different offers?

I would also like to understand the closing process. Who normally chooses the title company or closing attorney? What happens if there is an old lien, unpaid property tax, or another title issue that needs to be resolved? Are those matters typically discovered during the title search?

Another question is whether sellers should obtain multiple offers. If one company provides an offer quickly, is there any reason to wait and compare it with other buyers? I am trying to avoid focusing only on speed and overlooking important contract details.

For anyone who has sold a house for cash in Jacksonville, what did you check before signing the purchase agreement? Did you ask for proof of funds, references, or information about previous purchases?

What is the biggest mistake you would tell a first-time seller to avoid?
